AUSTRALIA'S first Gay, Lesbian and Transgender retirement village will be built at Ballan.
The $26 million "Linton Estate" will be made up of 120 self-contained units and a residential centre.
Developer Peter Dickson lodged plans for the village with the Moorabool Shire Council in August last year, with councillors giving the project the green light at its last meeting of 2007.
The "retirement haven", which would be located at the corner of Old Melbourne Rd and Ballan-Geelong Rd, will be officially launched at a function in Melbourne next week.
Mr Dickson declined to go into further detail about the facility with The Courier yesterday.
Moorabool Shire Mayor Dianne McAuliffe said council "doesn't necessarily have a view" on whether the development was a good thing for the town.
She said the shire's planning process did not include who would live in a facility.
"Council made a decision on a planning application for a retirement village," Cr McAuliffe said. "We don't go into the nuts and bolts of who's going to be living (there) with any of the applications we look at.
"It's a development that's received planning approval."
A range of associated outdoor facilities will also be built on the 7.5ha site, including a residents' gym, pool, bowling greens, tennis court and club house.
Four objections to the village were received by council before approval was given. Complaints centred on the land not being located in a residential zone, increased traffic on local roads and the development's distance from the Ballan CBD.
But a report prepared by council's planning office said the village was in line with Moorabool's planning scheme and was appropriate for the "rural living zone" under which the land falls. The report said Ballan contained little residential zoned land for such a village to be built within the township.
