CONSTRUCTION of Australia's first gay, lesbian and transgender retirement village is likely to begin at Ballan next year.
Developer Peter Dickson said new plans for the $26 million Linton Estate would be lodged with the Moorabool Shire Council by the end of this year.
He has applied for a two-year planning extension for the project with the council.
A project builder, the cost of units at the site and what the new plans will look like are yet to be revealed.
Mr Dickson said those details would be made public at a relaunch of the village early next year.
Plans for the project were first lodged with the Moorabool Shire Council in August 2007, with councillors giving the project the green light at its last meeting of that year.
Mr Dickson said the project had been delayed by the global financial crisis and a redesign of elements of the estate. He said the plan had been financed by a loan from the Bendigo Bank through the Global

Mr Dickson said he had received 167 expressions of interest in the village, mostly from people in Melbourne but also overseas.
While the facility is being marketed primarily at the gay, lesbian and transgender market, it would be open to anyone, he said.
"There's a fair number of straight people that want to live there," he said.
The estate would be located at the corner of Old Melbourne and Ballan-Geelong roads.
The plan includes 120 single-storey independent living units and a community centre. A range of outdoor facilities will also be built on the 7.5ha site, including a gym, pool, bowling greens, tennis court
and club house.
