The white weatherboard home was bought by the sole bidder, a young Ballarat couple for $455,000 after it was passed in on a vendors bid of $430,000.
More than 30 people attended the auction where bidding started at $400,000 by auctioneer Neville Dooley.
"Real estate in Ballarat is booming from everywhere, people are coming from Melbourne, young couples are moving in," Mr Dooley said.
PRD Nationwide agent Shane Brennan said he had expected the property to sell.
"From the interest, yes we were. The key was the after-auction negotiation with the highest bidder," Mr Brennan said.
"It's a good and central property of that nature.
"We had over 60 enquires through the open homes, and feedback gave us great encouragement it would sell at auction."
The three bedroom renovated home has two bathrooms and garage space for two cars.
