The industrial three zoned site at 100 Learmonth Street Alfredton is wedged between residential housing to the north and heavy industry to the south.
It sits opposite the southern end of the Golf City Driving Range.
Colliers International managing director Andrew Lewis said he expected the 5.15-hectare allotment would sell for more than $2 million when expressions of interest closed at the beginning of November.
“It’s a pretty unique spot and it’s a growth area so you could have people selling carpets, tools and other businesses out of there,” Mr Lewis said.
The sale comes as developers prepare to transform the former Creswick Road fuel depot into a big box retail space.
Despite being in close proximity to a number of new housing developments, the zoning means the block is unlikely to be sought after for residential purposes.
