A prime piece of residential real estate in the heart of Mount Clear could soon be home to a major aged care facility after an application was lodged with the Ballarat City Council earlier this week.

Development group LTP Ballarat Property Pty Ltd have applied to construct a 120-bed aged care facility across 112-114 Whitehorse Road.
All up the development is expected to take up more than 6300 square metres on the 12,450 sqm block which is surrounded by residential housing to the north, south and east.
The proposed development which falls under a general residential zoning is also in close proximity to the Midvale Shopping Centre, on the corner of Whitehorse and Geelong roads.
Real Estate Institute of Victoria Ballarat branch president Christine Segaert said parcels of land in the vicinity of shops and developments like were highly desirable to so many people who want to live close to existing infrastructure. “We have an obligation as society that if we’re going to increase urban development we also have to cater to our ageing population,” Ms Segaert said.
If given the all clear, the development will feature 120 detached dwellings as well as two dining facilities, lounge spaces and open courtyards.
The project is currently in the advertising phase and while no complaints have as yet been lodged with the Ballarat City Council, a decision will not be made before December 7.
South Ward councillor Ben Taylor said while the matter was yet to arrive before council, an opportunity to provide additional aged care was present to the south of Ballarat as there was little existing accommodation.
“If the market demands it then there's an opportunity for developers and we're an aging population so it comes down to whether it passes the planning procedures,” Cr Taylor said. “There is always a bit of demand when you're close to a population centre and in that location you're so close to shops and public transport.”
Councillor Des Hudon said the proximity of the proposed development to services and amenities meant older residents could maintain their independence.
