An Ambulance Victoria spokesperson said the man was transferred by road to hospital while a woman in her 50s was also assessed but was not hospitalised.
The fire is believed to have taken hold just after 2.30pm with three CFA crews taking more than an hour to bring it under control.
The unit where the fire started was destroyed and two adjoining units suffered smoke and water damage.
A CFA spokesman said crews did a great job in containing the blaze to the one unit.
Investigations are continuing into the cause.
