A planning application has been lodged to transform a heritage property on Sturt Street into a boutique motel and restaurant.

The owners are seeking permission to build a seven-suite motel with a restaurant attached at the site at 710 Sturt Street, which lies half way down between Errard Street North and Raglan Street North.
The area is within easy reach of the hospital district and has been the base of a gastroenterologist in recent years.
The plans show the facade of the existing heritage building would be kept as well as the existing stables, which would be retained without any changes.
Under the plan, which was submitted by urban planners Hansen Partnership on behalf of a Melbourne-based owner with links to the area, part of the rear of the building would be demolished. A one-storey new building containing one of the seven guest suites would also be constructed.
Hansen were also recently employed to help formulate an "activity centre" strategy for the City of Ballarat.
The application also includes plans for an indoor restaurant and function room. There would be a licensed area for the restaurant, covered outdoor dining. An entrance to the restaurant would be at the front.
There would be a maximum of 60 places in the restaurant, which would serve breakfast to guests at the motel then open for lunch and dinner to the wider public.

Seven car parking spaces would be installed at the rear of the site, with six of them contained within a car stacker at the rear of the property.
The vehicles would be serviced by a valet with parking available only to those staying within the accommodation.
The brick fence along Sturt street is earmarked for demolition, with the plans citing DDA accessibility as the reason.
The planning application also cites "extensive landscaping opportunities" which would include the planting of canopy trees. An arborist report is included as part of the planning application, with the developer saying that the plan is to retain the majority of the existing trees on the property.
The property was sold privately for $1.408 million in February last year according to the Domain website.
