There are few things we own in our lives that are worth more than our homes.

So when you decide to sell your valuable asset, choosing a real estate agent to help is a big decision.

You want an experienced and knowledgeable agent who can provide the advice, support and selling strategy needed to guarantee the best result possible.

But how can you ensure the agent you select is the right one for you?

Long-time Ballarat real estate agent Mark Nunn, a director at Buxton Real Estate, said the key is taking time to find out as much as you can about your potential partner.

"It's a big deal selling your home and there are a few things you need to look for to make a good, informed decision," he said.

"Brand and reputation in the market is one major component - you want an agent that has the runs on the board and the experience.

"You need to look at how active they are in the marketplace and who is getting the best results for their clients."

Do your research

The first step should be heading online to websites like realestate.com.au or ratemyagent.com.au to search local agents. The most active agents are listed first, along with information about properties they have sold, and results achieved. On ratemyagent.com.au you'll find reviews from past clients.

"If an agency has a strong portfolio of positive reviews then that's pretty reassuring," said Mr Nunn.

"As well, word of mouth is a good way to go. Ask your friends, ask neighbours, let people know you're thinking of selling and ask if they've had experience with an agent they'd recommend."

Hit the open house trail

You can see your shortlisted agents in action by visiting other properties they are listing during open house inspections.

"It's a great way to test the agent," said Mr Nunn. "Look at how they communicate, how they deal with potential buyers. Do they take your details and follow up with you afterwards?

"Plus personality is a big thing. You need someone you like and can have a good relationship with, that you feel comfortable with and can work closely with to achieve the most success."

Check their plan

Make sure you get a good idea from your potential agent about how they would promote your property.

"Ask about their strategy - how they'll go about selling your property," said Mr Nunn. "The agent should demonstrate a clear marketing plan to showcase it well and get exposure.

"A diverse marketing campaign works best, with good digital and print presence plus a strong data base of contacts."

Market knowledge

A good agent knows the local area inside and out and can give you invaluable insights into who potential buyers are, what they are looking for in a property, and tips for boosting your sale price.

"They'll know exactly what potential buyers want and be able to match the perfect buyers with your neighbourhood and your property," said Mr Nunn.

"A professional agent can advise how to present your property to maximise results, and what method of sale would suit it."

What will I pay?

ll agents have a different approach to they way they charge clients so it is important to clarify exactly what the costs will be and what you will receive for your money.

But beware of making a decision simply based on price, said Mr Nunn. "Always ask how their fees are structured and if they're negotiable. But don't just go for the cheapest. Look for value for money for what you perceive the agent's skill set is."
