The Catholic Diocese of Ballarat is looking to develop land in Mount Clear near the Emmaus Catholic Primary School.

Plans for a new 52-lot subdivision of plots on 26 Trezises Lane and 1503-1517 Geelong Road in the south of Mount Clear are now being advertised on the City of Ballarat planning website.
The planning report notes that part of one of the titles of land involved is currently shared with Emmaus Catholic Primary School, which lies just to the west of the proposed subdivided lots.

The land, currently unused, has previously been used for grazing, documents say. The area is in a general residential zone, and is subject to a vegetation protection overlay, partly under a koala protection overlay and a bushfire management overlay.
The majority of lots would range from 500 to 700 square meters, with one lot in the north east corner of the site held back potentially for further subdivision.
Diocese of Ballarat business manager Andrew Jirik confirmed that the planning application related to land belonging to the Catholic Church.
He said the titles would be separated as part of the planning process, with the boundary of the school land being formed at Canadian creek.
He said there were no concrete plans if the subdivision were approved.
He said one option might be to work with Centacare to develop socially affordably housing on some of the blocks.
"It's got to get approved, then we will work out what is the best return we might be able to get.
"Certainly some of it will be earmarked as a socially affordable space, because that's what we should be doing," he said.
He said the development would probably have a mix of uses if the subdivision is approved, with some blocks also likely to be sold to private builders and individuals.

Land held in a Catholic Trust relating to the Ballarat North Catholic parish is being used in a separate development on Lydiard Street North.
Hygge Property, who orchestrated the recent Nightingale project, are behind the Mount Clear application, which they are carrying out on behalf of the diocese.
The subdivision, if approved, would take place in two stages with access to any new development from Trezises Lane.
