ANOTHER important infill site in Ballarat looks set for development with an application submitted for a 35-lot sub-division in Sebastopol.

The site at 43-55 Grant Street, just behind Phoenix P-12, has been earmarked for a housing development and is currently on exhibition through the City of Ballarat's website.

The site surrounds the former Band of Hope and Albion Consols Co. No. 1 Shaft mine which saw more than 1.6 million ounces of gold produced from 1868-1890. The mine went almost 1km below the surface.
It is one of many sites across the city which are being earmarked for infill. Some of these include; plans for a 17-hectare vision of Bakery Hill, approved by council in October last year, plans to re-open Bridge Mall to traffic, the 'Nightingale' development's plans for 27 apartments in Davey Street, which approval is now being appealed in VCAT, and St Paul's Way which will see an 85 dwellings construction which has started.
A previous planning permit for the Sebastopol site was issued in 1999 for a 64-lot development but was never acted upon.
Under the papers lodged by planners iPlanning, the average lot size for this application will be 563m2 with lot frontages ranging from 13.5m to 20m and access via Hill, Grant and Vickers streets.
Two news roads are also proposed along Vickers Street and Hill Street as potential links between the two for any future development in the centre grassland area where the mine once operated.
South Ward Councillor Jim Rinaldi said infill on land throughout Ballarat was among the council's highest priorities.
"The policy of the council is infill is critical, but it needs to be the right infill, in that it is respectful to the surrounding environment," Cr Rinaldi said.
