Ballarat's in-fill growth push is not slowing down, with an application for a 40-lot development in Canadian the latest in proposals submitted to council.

The proposal details 40 two, three, or four bedroom units across three blocks at 426-430 Joseph Street, Canadian, a total of 1.15 hectares.
Designs indicate the units would range in size from 114 square metres to 183 square metres, and include 27 single and 13 two-storey houses, each with a garage and courtyard.
A planning report prepared for MMG Property notes each unit would have appropriate private open space and gardens, in line with council planning regulations.
The proposal is within a General Residential Zone and is not subject to any overlays.
The development, if approved, would be built in stages across three existing properties - the plan is to subdivide the land into four lots for construction before further subdivision occurs.

The planning report states land use around the proposed site includes residential and industrial development, including other in-fill housing sites.
The proposal includes excising the existing dwelling at 426 Joseph Street, which appears damaged and abandoned.
As well as each house including a garage, eight visitor parking spaces would also be included.
The planning report states "the provision of a diversity of housing styles will improve housing choice, make better use of existing infrastructure, and improve energy efficiency".
"The building design and siting will contribute positively to the existing neighbourhood character, while offering passive surveillance to Joseph Street and the proposed common property."
It also notes the proposal would support the City of Ballarat's growth strategy - Ballarat's western suburbs are among the fastest-growing areas in Victoria.
The report states the proposal has good proximity to current public bus routes, and access to community facilities and jobs.
The consultant concludes "the proposed development is consistent with the objectives and strategies of both the Municipal Planning Strategy and the Planning Policy Framework of the Ballarat Planning Scheme, which seek to encourage in-fill development".
The 40-lot Joseph Street proposal is one of several in Canadian, including a major new neighbourhood on Spencer Street.
In-fill developments include new houses on St Pauls Way in Bakery Hill, and the Nightingale apartment project in Davey Street.
Thousands of new homes could be built across Ballarat in growth zones to the west and north, including an expansion of the new suburb of Lucas and estates in Bonshaw.
Large blocks of land were also sold last year at Mount Rowan, north of the Western Freeway.
The application is also a promising sign for the construction industry that projects could continue following the current coronavirus pandemic, should they be approved.
