Developers behind a proposal to build a series of warehouses in Canadian are seeking to tweak their plans.

The planning application permit was issued in December 2019 for 14 warehouses at 209a Elsworth Street in the largely industrial area to the east of the Ballarat CBD.
More than 15 months later, construction work has still not begun on the site, and planners are now applying to vary the conditions of the permit.
They are now seeking to have 13 warehouses instead of 14, reducing the area covered by the buildings, while increasing the proportion of car parking available.
There would now be 40 car parking spaces for the entire site if the plans are approved.
Warehouse sizes would vary according to the planning documents, with the smallest proposed warehouse measuring 165 square metres and the largest covering an area of 267 square metres.
The submitted plan also includes details of business signs, with room for different business logos to be added as the warehouses become occupied.

A tree that was originally going to be felled as part of the project will now remain in place if the plans go ahead as written.
However, five of the six trees on the site would be knocked down under the plans.
According the application, access to the site would be via the automated gates at its eastern end of the site, with plans for the gate to open while the cafe is open. Outside of hours warehouse tenants would have access to the area via a swipe card.
The plans for a takeaway cafe remain in place.
