PRESTIGIOUS Ellimatta is being offered for public sale for the first time.
Rural property real estate agency Pat Rice & Hawkins has listed the iconic Stockyard Hill pastoral acreage at 439 Lake Goldsmith-Stockyard Hill Road for auction.
The historic property encompasses a vast 524 hectares (1294 acres) of rich red and black volcanic soil in the coveted Beaufort-Skipton farming district.
Five generations of the Exell family have held the property since its original settlement in 1850.
The elevated brick and weatherboard five-bedroom mansion taking in sprawling views to Lake Goldsmith was built in 1916.
Established gardens, an in-ground pool and extensive farming infrastructure generate its blue-chip lifestyle property status.
Robina Tayler, great, great granddaughter of original settler George Exell, is selling the property with her husband Gary to pursue other interests.
They have conducted a Merino sheep and wool enterprise on a self-replacing flock basis.
It would also suit cattle farming and cropping barley, oats, clover, hay, peas, red wheat or canola.
"Ellimatta is enjoying a good season and is located in a unique district of large and highly productive grazing and cropping farms where sales are rare," Mr Tayler said.
"I can recall only one property that has changed hands within proximity to us in the past four years."
The property has been subdivided into 11 main paddocks with solid fencing throughout.
A water bore with electric submersible pump feeds to a 250,000-litre header tank, which in turn gravity feeds to 20,000 and 10,000-gallon tanks, which gravity feed the entire farm.
Seven other bores are not being utilised due to the outstanding supply of this system.
Substantial outbuildings include two 1,000-tonne capacity bulk sheds, a four-stand raised board wool shed with adjoining steel sheep yards, a 140 x 60 x 20-metre machinery and hay shed and two further machinery sheds.
Located about 60 kilometres west of Ballarat, with double frontage to Stockyard Hill Road, Ellimatta is expected to attract offers of about $2,300 an acre.
The auction will be held at the Lake Goldsmith school hall on October 17 from 2pm.
