A CONTROVERSIAL subdivision will be the first decision facing the new Ballarat City Council.
At its meeting tomorrow night, the council will vote on amended plans for a 20-lot subdivision in Rodier Street, Ballarat East.
Plans lodged in August 2011 were rejected by the previous council on January 19 because they were inappropriate for the site, did not meet Ballarat Planning Scheme objectives and would face unacceptable flooding risks.
Thirty-two objections were also received which ranged from neighbourhood amenity impacts to removal of street trees and inadequate on-site car parking.
Developers TGM Group Pty Ltd have since amended the plans for a Victorian Civil and Administrative Tribunal hearing on Thursday, November 22.
But the council’s growth and development director, Eric Braslis, said in a report it was still recommended the subdivision be knocked back.
“It is recommended that council does not support the amended proposal ... on the basis of unacceptable flood risk ... heritage and neighbourhood characters impacts and inadequate vehicle access and waste collection arrangement,” he said.
Ten objections were received to the amended plans, citing driveway sizes, no on-site stormwater storage provision, inadequate open spaces, small garages and development density creating a “ghetto”.
The Corangamite Catchment Management Authority also objected to the proposal.
