ONE of Ballarat's few untouched, prime parcels of land has hit the market with nearly four hectares in Delacombe being listed for sale.

The privately-owned land directly to the west of the Delacombe Town Centre is a 3.879 hectare parcel which is ripe for development.
It has been zoned mixed use, which according to Colliers International sales agent David Wright will provide the perfect opportunity for any investor to snap up.
"Mixed use is the best for zoning in Victoria as it allows for all sorts of varied development," Mr Wright said.
"It can be anything from high density residential to retail, to offices, or anything of a mixed use.
"Anything from a supermarket to multiple retailers, to a car yard, or anything that compliments the neighbourhood."
Mr Wright said it was the second time the land had been up for sale, but the time was now right for it to be sold.
"Many years ago it was on the market for sale, but it was a little bit too early for the development activity, or lack-there-of at the time," he said.
"It's the perfect timing for now, with all the activity going up in the area. You've got DTC, you've got Bunnings, the new McDonald's all in the area.
"But most importantly, it's the increase in residential development that has made this possible. The population has to get to a certain level for development to be successful. That area is now at that point."
Mr Wright said the preference would be to sell the land as one neat parcel, but the opportunity exists for it to be sub-divided if required.
He said he would not discuss a possible sale figure at this time.
"It's up for sale by expressions of interest," he said. "It's a really exciting opportunity, it ticks so many boxes. It's well located, well exposed and has multiple points of entry.
"It's ready to go and the beauty of this opportunity is that the whole precinct has been strategically planned and council is very supportive of development."
