Plans for a $1.6 million dollar development in Sebastopol that would create 10 new townhouses are currently lodged with City of Ballarat planners.

The project, which would be based on land on Yarrowee Street a block away from Albert Street, was previously lodged as an 11-townhouse project but has since been reduced.
Each of the town houses would include two bedrooms and one rumpus room and would stand two-storeys high.
Documents posted as part of the planning application process say the project would provide "diversity of housing stock" to the area, which mostly consists of single storey homes.
The surrounding land use is described as "highly varied".
Blocks nearby contain a mix of residential and industrial buildings, including warehouses and factories.
According to a supporting letter, "the site is located within an area earmarked to accommodate change" identified as "convenience living" which encourages increased densities.
The applicant has also asked for a reduction in the number of visitor car parks that need to be supplied.
According to planning documents, the site at 7/107 Yarrowee Street is not currently being used.
The size of the plot of land is put at 1606 square meters, with no buildings currently there and much of the land overgrown with grass.
The planning application was made by the Master's Empire Group, which provides building services to the construction industry across Australia.
The application has been advertised previously. City of Ballarat planners required a substantial amount of extra information with a long list of questions addressed in a fresh response lodged with council.
Planners describe the development as "a significant opportunity to provide new residential housing supply to the area."
