A housing development project in Alfredton is being spruiked as being close to the CBD and amenities, but concept maps show it alongside a road that has not yet been funded or built.

The Goldenvue estate, on Greenhalghs Road, is selling blocks and house and land packages across six stages.
The future Ballarat Link Road, extending south from Dyson Drive, will eventually run along the western edge of the development.

However, despite being shown on maps on the estate's website, the road has not been built yet - the City of Ballarat has been lobbying for years to build the road, which would connect the Western Freeway to the Midland Highway.
Council listed it as a "priority project" and "congestion buster", helping ease congestion for the city's booming western suburbs while creating an easier route for freight traffic.
Stage two of the road would link the Ballarat-Carngham Road to the Glenelg Highway.
The Goldenvue website notes "each parcel of prime real estate will be close to main roads".
Repeated attempts were made to contact the developers using the listed email and phone number.
Council's infrastructure and environment director, Terry Demeo, said in a statement there were no concerns in relation to advertising for the estate.
"Goldenvue is located on the north side of Greenhalghs Road and on the intersection of the future alignment of the Ballarat Link Road - the extension of Dyson Drive," he said.
"The development has been approved with access only off Greenhalghs Road and is not reliant on any access to the future Link Road."
Advertising for the estate also notes nearby schools - while new schools have been built in Lucas, no school has been announced yet for the area south of Alfredton.
However, Mr Demeo noted land has been set aside for future schools.
"The Ballarat West Precinct Structure Plan provides for a public secondary school and both a public primary school and private primary school," he said.
"These uses are explicit in the structure plan with no discretion for the sites to be used for any alternate purpose."
