The Melbourne Metropolitan Fire Brigade said crews were alerted to the incident on Dawson Street in Brunswick about 2.30pm on Friday.
An exclusion zone has been set up on Dawson Street and the MFB is assessing the structural integrity of the building.
"One of the building's walls, measuring eight metre high is unstable and threatening to cave in," the MFB said.
There are no reports of any injuries.
Photos taken by a woman who lives near the warehouse show bricks and other debris lying on the footpath.
Emergency services have closed Dawson Street to traffic and the community is urged to avoid the area.
