If the development is approved, it would lead to the demolition of the existing single-storey office building at 35 Main Road, a busy street within the central Bakery Hill precinct.
The plans propose a larger, three-storey building to be constructed in its place.
According to planning documents, the new development would suit "multiple tenants".
A planning report submitted as part of the application process includes details on the proposed new office block size, suggesting it would have a total floorspace of 561sqm - slightly less than four times the area currently available in the existing building.
Designs included within the application show the top floor would be set back, a format that planners say would "serve to soften the bulk of the proposed building", along with planter boxes.
Under the plans there would be a total of eight private office or meeting rooms, as well as a front office, boardroom and an open plan workspace.
The report describes the area surrounding the site as "commercial with a mix of professional services, shop fronts, cafes and manufacturing businesses."
The new application seeks to amend a previous planning permit, which had been granted in 2013 to allow a new office building to be developed on the site.
Also included within this existing application is a plan to change the subdivision of the property. Currently lying across five different titles, the subdivision would place the new building on a separate plot to adjoining offices, and create a common driveway.
The application has been put forward by town planning company Beveridge Williams on behalf of the existing owner, Elliot Accounting.

The entire Bakery Hill precinct is the focus of a major regeneration push. Last year, the council approved the Bakery Hill Precinct Masterplan, which outlined steps on how to attract investment and evolve plans to develop the area.
The proposed building is in the south-east of that precinct, lying between the Humffray Street roundabout and Barkly Street.
