An eye-catching building at the corner of Dawson Street and Eyre Street could be turned into a large apartment block according to a planning permit application.

Under the plans, currently being advertised by the City of Ballarat, the Eyre building would be subdivided into 20 lots of 16 one-bedroom apartments and four car parks.
Documents estimate the project would cost about $800,000 should it be given approval by council.
The three-storey building would be split with six ground floor apartments, eight first floor apartments and two second floor apartments.
Twelve of the apartments are planned to be studios, between 25 and 35 square metres in size, with four to be lofts split between the first and second floors.
Outdoor areas would be a mix of private courtyards and balconies on the ground and first floors, and shared second floor and rooftop decks.
The building has previously been a boarding house and a bed and breakfast before being sold in June 2020 for a reported $1,050,000.
The development is planned to have just four car parking spaces and one motorcycle space, along with four vertical bicycle spaces. However, council's car parking requirements dictate that 19 spaces are required for a development of this size.

According to the application's transport impact assessment, the reduced parking is appropriate for the proposed development due to its proximity to services and employment, the amount of public transport in the surrounding area and 'the provision of no car parking for most of the dwellings will likely attract residents who do not require parking facilities'.
Planning documents say the high-density development follows council's aims to be a '10-minute city'.
"The subject site is uniquely placed in this regard as it is within the only area of the city that is completely framed by this public transport network with access to all required services and facilities within 10 minutes and connectivity to most areas of the city through at least six regular bus routes around the town," the documents say.
Planning documents also say the development will improve the diversity of housing stock in an area of mostly single-storey houses.
