The subdivision is an attempt to untangle a complicated block of land which is currently under eight separate titles and includes addresses at 1A Humffray Street South, 5 Humffray Street South and 41-43 St Pauls Way.

The St Paul's church building itself sits on three different titles alone, with the house next door also split down the middle.

Under the proposed subdivision, the church and each of the dwellings would be under their own separate title while a common area would include the existing vehicle access from Humffray Street.

According to the planning application documents, 'the proposed subdivision would formalise existing arrangements at the site and allow for buildings and land to be in separate ownership if deemed appropriate in the future. At present this is not possible due to the historic arrangement of the eight existing titles, many of which traverse the existing buildings'.

Anglican Diocese of Ballarat registrar and business manager Peter Jarvis said the subdivision was to provide common sense to the properties.

"We're just trying to provide a bit of common sense in terms of the title boundaries and just to provide, I guess, a little bit more certainty in how we use the property in the future," he said.

"There are no plans do any changes or sales of property or anything like that. To a large extent, nothing will actually change as far as the use of the property.

"Just trying to correct some anomalies where you've got three titles under the church and no certainty with if we wanted to lease a rectory or something down the track or do anything, we don't really have an easy way of dealing with a property, not that we've got any plans at the moment.

"It's just if we did have any plans, if we wanted to do anything in the future, it would be very difficult to do anything, even the most simple thing like leasing out a property."
